Baltimore Department of Housing and Community Development permit BRCM-25-008883: issued Jun 23, 2025 for fence, wall or deck work at 3338 Elmora Ave. Exterior Work At main roof 14' x 10' area, remove and replace six 2 x 10 joists and install 140 sq. ft. of fire rated 3/4" plywood. At front porch, remove entire porch roof (13' x 8' = 104 sq. ft.) and rebuild with 2 x 6 roof joists, 16" o/c. Install new box beam to be three 2 x 10s on two new 8" diameter round columns. Install new ceiling structure with 2 x 4's, 16" o/c with vinyl soffit. Install new wrought iron rails at front porch & steps. At front yard, replace concrete walk from public walk to front porch steps (4' x 10' = 40 sq. ft.). Replace 10 windows at 1st, 2nd floor and basement with same size, in same locations. Replace 1st floor front, 1st floor rear and basement entry doors with same size and in same locations. At rear yard, replace entire concrete patio (16' x 28' = 448 sq. ft.) including basement areaway (4' x 6' = 24 sq. ft.). At first floor rear entry, build new 10' x 8' P/T wood deck as per drawings and per code. At rear yard, replace chain link fence with 70 lf. of 6' ht. stockade fence in 8' sections on 4 x 4 post and concrete footers. Fence to be in same location as former fencing and includes gate to alley. Interior Work At 1st floor, 2nd floor and basement remove all wall & ceiling finishes down to framing. Remove all non-bearing partition walls and all flooring down to subflooring. At 2nd floor structure near steps & bath replace 10' x 14' area of subfloor with 3/4" plywood. At 1st & 2nd floors, install 1/2" plywood over existing subfloor. At interior of 1st floor front & rear and 2nd floor front walls with exterior, frame out walls with 2x framing to be ready for R-21 insulation. Install R-21 insulation at front and rear, 1st & 2nd floor walls. At 2nd floor ceiling, frame out new ceiling with 2 x 4's and install R-49 insulation. At 1st floor, frame out walls to enclose basement stair opening and kitchen party wall as per floor plan drawings. At 2nd floor, frame out new walls to create new front bedroom, rear bedroom & new bath including closets as per attached drawings. Install new 1/2" drywall at all 1st & 2nd floor walls and ceilings. Install 5-interior pre-hung doors and 2-interior closet doors. At all windows, install drywall returns & 1x sills & aprons (8 total). Install 275 lf of baseboard. At 1st floor install vinyl plank flooring. At steps to 2nd floor, two bedrooms & hall install wall to wall carpet. At 2nd floor bath, install ceramic tile at tub area 5' above tub edge and at floor. Prime and paint all 1st & 2nd floor walls, ceilings, & trim. Separate permit will be required for electrical, mechanical, and plumbing work. As per plans and as per code.
