No opening is enlarged, reduced or relocated. Existing roof plywood removed in full and replaced with new 5/8" fire-retardant-treated plywood deck; new torch-applied two-ply SBS modified-bitumen flat roof over it. Existing 2x10 floor and roof joists sistered full length with new 2x10. Closed-cell spray foam insulation at the roof (R-61, full depth of the 2x10 cavity) and at the front and rear exterior walls (R-21). Installing drywall and flooring throughout: LVP flooring at all habitable rooms, ceramic tile floor and tile shower at all three bathrooms. Replacing kitchen cabinets and countertops. Two full bathrooms at the second floor and one three-quarter bathroom at the basement. Mechanical, electrical and plumbing work will be pulled on separate trade permits. Demolition is permitted separately under BRCM-26-016167. All work will be done according to Baltimore City code and per submitted plans.
