Baltimore Department of Housing and Community Development permit COM2023-87404: issued Mar 27, 2024 for alteration or repair work at 2330 Madison Ave. 1- interior demo & clean up. 2- remove & replace 3 exterior doors and 5 windows, same sizes & locations. 3- demo & replace drywall in kitchen, living, dining, bed and bathrooms. 4- fur out basement walls using 2"x4" s 16 o.c., insulate walls with r-21. all work as per code. as per chap: eutaw place historic district - approved as per chap atp: updated: abate work completed outside scope of permit and without chap approval. on façade, remove installed front door and framing, and remainder of historic brickmold. salvage the dentilled molding between the door and transom. install new baltimore bullnose brickmold, salvaged transom window and dentilled molding, and install solid panel jeld-wen paired doors that properly fit in the brickmold. retroactive approval for the double-hung basement windows; they will be set back in the window openings to match the depth of the original basement windows. remove light fixture and install previously approved hampton bay black sconce fixture. retain the electrical outlet on the façade. remove latex paint from brick façade. remove type s mortar from the mortar joints where it was smeared on the façade, repoint with type n mortar to match historic mortar in composition and hardness. the type s mortar that was applied to the brick cannot be removed; paint brick with mineral coating in sherwin williams sw2848 "roycroft pewter" color. on rear, retroactive approval for infilling several windows on the breezeway and stuccoing over the openings. retain two undersized vinyl windows on third floor of breezeway, which are not highly visible. replace six installed undersized vinyl windows on floors 1-3 with american craftsman 70 series 1/1 vinyl windows that properly fit in the openings with a white aluminum eyebrow above. install two american craftsman 70 series 1/1 vinyl windows in the basement window openings with a white aluminum eyebrow above. retain side flush metal basement door and frame to fit opening, with a white metal eyebrow. retroactive approval for paving the entirety of the backyard, approximately 15' x 56'. all work to be completed as per plans and revised scope in chap files.
