Boston Inspectional Services Department permit EFA694098: issued Apr 2, 2017 for fire systems work at 30 Hancock St. In 2000, two small non-load bearing walls were taken down to provide access via an easement between Condominium Units 4 and 5 at the 30 Hancock Street Condominium. The deeds of the two units, taxes and utilities remained separate and the condominium is currently and will remain a six-unit condominium. Boston ISD did not change the occupancy of the building at the time. The deeds of the two units, taxes and utilities are currently and will all continue to remain separate. The proposed project consists of reconstructing the two small non-load bearing walls to re-box in the stairwell between Condominium Units 4 and 5. The project will also involve moving one electric light switch and alteration to the current fire alarm system to address the fact that Units 4 and 5 will return to completely separate spaces with no easement between them. Currently, the only utility service that is combined between Units 4 and 5 is the fire/smoke alarm system. All other systems are separate. Units 4 and 5 currently share a 24 Volt smoke/fire/CO system that all connect to an independent fire alarm control panel on the 5th floor of the building in Unit 5. In splitting the two unit's fire alarm systems, Owner's contractors, Fire Alarm Queen and Lowe Electric will remove the existing 24 volt smoke and fire alarm devices and install new 120 volt devices as shown on the included architect's stamped drawing. Fire Alarm Queen will adjust the programing on the building's existing monitored system to address the changes to the system. Lowe Electric will perform the electric wiring for the new 120 volt devices. Within the last 12 Months, 30 Hancock Street upgraded its fire alarm system to comply with the requirements of a 6 unit-building as required by the Boston Fire Department. The limited work is set forth in the attached plans submitted with this application. The fire alarm work arose because the current Owner wishes to eliminate the easement and sell Unit 4. The existing building system was installed by Fire Alarm Queen and Lowe Electric in the last 12 months and there have been no changes in the system since that install.
