The planned expansion extends to another existing full-height demising wall on the western edge of the project area that maintains separation from an adjacent tenant, Orchid Orthopedics, occupying approximately 32,680 SF of floor area on the west end of the building The new process cleanrooms and required support areas on the ground floor require approximately 27,020 SF within the northern portion of the project area. AES modular cleanroom scope occupies approximately 14,000 SF and the remaining SF consisting of Cryopreservation, Maintenance Shops, Cold Room/Freezer Rooms, Receiving/Loading Docks, JIT Office/Warehouse, Biowaste Storage, Utility Rooms, Electrical Rooms, Document Storage, and administration space. The Shelby Expansion Project Area will be segregated from both existing Cognate cleanroom operations and adjacent tenant (Orchid) operations to maintain operational independence of materials, personnel, cleanroom operations, and process waste. An upper-level mechanical platform will be constructed above the process cleanrooms to provide support for the suspended walkable ceilings and mechanical equipment associated with the AES cleanroom scope. In addition, part of the upper level in this area will be occupied by a new Electric Room with a connecting corridor to the Administration and Office areas to the north. The southern portion of the project area contains the Administration and Office areas and Document Control Room with the two levels connected by a new personnel elevator. Both levels are planned to connect non cGMP or CNC areas to the existing Cognate operation to the east with openings thru the demising wall between occupied areas.
