Memphis and Shelby County Division of Planning and Development permit RES-ALT-25-000194: issued Feb 14, 2025 for alteration or repair work at 1822 Mignon Ave. Repair Broken and Rotten Joist Under the house. Secure the Foundation as outlined in the Engineer Report. Engineer to Inspect repair Upon Completion for Certification Letter.See Engineers Report for Details and Photos Inadequate supplemental supports were observed beneath the kitchen and bathroom in the crawl space as the CMU blocks were oriented in the weak direction (See Photo 8). 1822 Mignon Avenue Inadequate CMU blocks and 4x4 pressure-treated members were observed in the crawl space. CMU blocks were oriented in the weak direction (See Photo 9). Damaged subfloor and a damaged double joist were observed beneath the kitchen/bathroom wall (See Photo 10). The double joist was observed deflecting before the first supplemental support in the crawl space (See Photo 11). The double joist was notched and had a big knot in the bottom of the joist (See Photo 12). 11. Missing subfloor was observed on the back left side of the crawl space (See Photo 13). Work to be Completed Based on the Engineers Report. 1. Areas where the subfloor is missing or damaged beneath the flooring will need to be reinforced. Reinforcement of the subfloor will consist of installing 2x4 ledgers on the inside faces of the floor joists to act as support for the 3?4" plywood panel edges. Plywood panels will be installed flush against the bottom of the existing subfloor because the interior flooring is not being removed. (See Detail A). 2. The double joist beneath the kitchen/bathroom wall was notched, had large knots in the wood, and was observed to be deflected. We recommend sistering the damaged joist full length with a 7-1/4" LVL. Fasten the LVL to the existing joist with two rows of #9 screws at 16" o.c. 3. The drywall cracks that were observed in the walls can be cosmetically repaired at the homeowner's discretion as minor framing deflections within the residence caused them. 4. For the inadequate supplemental support, we recommend replacing CMU blocks oriented in the weak direction, with 4" x 8" x 16" solid concrete cap blocks to adequately support the load coming from the supplemental support (See Detail B). 5. We recommend having a licensed plumber come out and check to make sure that no other active leaks are occurring and address the one active leak that was observed in the crawl space. Price on Plumber TBA 6. We recommend that the weak-direction stacked CMU blocks be rotated and have support on each end of the 4x4 beam instead of the support being in the middle (See Detail B). Price Includes - All Work Completed with Labor and Materials - All Permits Pulled and Inspections for Foundation work through Shelby County Code enforcement - Engineers Re Inspection and clearance Letter that All work was Completed Properly.
