Mesa Development Services permit BLD2004-06687, opened Aug 16, 2004 for 1830 E Baseline Rd: addition. Demo interior of building and build a new 4 hour area separation wall to divide the existing type vn, unlimited area building into three buildings. The new area separation wall is metal stud construction with 4 layers of 5/8" 'x' drywall on each side supported on 18'' wide x 18'' deep footing with a 30'' parapet above the roof. The area separation wall shall have no penetrations except for fire sprinklers, which shall be protected per a listed and approved fire rated through -wall penetration detail having a 4-hour rating. A copy of this detail shall be given to the inspector. The existing vn, unlimited area building is being divided into three separate buildings. An existing 8" cmu exterior wall is being used as the second 2-hour area separation wall. The first building will be a 24,000 sf, vn construction, retail building equipped with fire sprinklers and 60' yards on three sides. The second building will be a 27,782 sf, vn construction, retail building equipped with fire sprinklers and 60' yards on two sides. These two buildings are separated by the existing 8" cmu wall which will act as a 2-hour area separation wall with a minimum of a 30'' parapet. The third building will be a 75,773 sf, type iii-1hr, restaurant (a-2.1) building. Construction type for the building was changed from vn to iii-1hr. The building is equipped with fire sprinklers and 60' yards on three sides. The new 4-hour area separation wall divides this building from the second building. The existing west wall of the type iii-1hr restaurant building is a bearing wall and is being upgraded to provide it with a 4-hour rating. The structural steel columns and supporting beam flanges supporting the roof structure are being wrapped with (2) layers of 1/2" 'x' gyp. BD. To provide them with a 1-hour fire rating. Doors through the 4-hour area separation wall are 3-hour fire-rated, self-closing, self-latching doors. The front canopies openings will be protected with a water curtain where the area separation wall does not continue pass the canopies. The openings in the canopy run parallel with the assumed property line. The plans for the water curtain and modification to the trusses will be a deferred submittal. Special inspections required - see conditions. Additional door openings are being added to the restaurant building and some of existing openings will be walled in with masonry. The ceiling is unprotected per 1994 ubc 303.2.2.
