Wake County Permit and Inspections permit RABS-064090-2021: issued Nov 17, 2021 for alteration or repair work at 324 Gannon Ave. Explanation of Remodel at 324 W. Gannon Ave., Zebulon NC 27597 *PME* This is a 4 Bedroom/3 Full Bath and 2 - ½ Bath home. The remodel will change the home to a 4 Bedroom 3 ½ Bath. The home is 2 story on a basement, which the basement will not be part of the remodel. 4 Bedrooms and 3 Baths are on the second floor. ½ bath is on the first floor. Another ½ bath is in the basement and will not be part of the remodel. Starting with the exterior, the side roofs on each side of the home, 26 X 12, needs to be removed and replaced. On the right side of the house, the roof is on top of a screen porch and is not heat sq ft and on the left side of the house the roof is on top of a sun room, which is part of the heated sq ft. A floatable deck will be constructed on each side of the house on top of the new flat roofs. The deck on the back of the home will be removed as it was not built to code and it is rotten. No deck will be built back. Interior remodel includes a complete gut of the home to include removing all plaster off all walls except for the staircase. The staircase rails will need to be heightened to code. A complete electrical rewire of the home will be done. Insulation will need to be put in all exterior walls and ceilings. A complete replumbing of the house will be done to include kitchen and all baths on the first and second floors. The first-floor bath will change from ½ bath to a full bath and it will be in the same location. The base of the fireplace on the 1st floor will be removed on the left side of the home. The kitchen will be moved from the back of the house to the new location at the left side of the house, which is currently the sunroom and dining room. The back room, which was used as a laundry room will be opened up to be a den. Glass panel doors will be installed on the back wall of that room and a header installed. The second floor will consist of 3 Bedrooms and 2 Baths. One bath will be eliminated. The Master Bedroom will be in the same location but the current bath will be replaced by a closet and the master bath will move to the left back of the house. One bath in the Master Bedroom and one jack and jill bath for the 2 other bedrooms. HVAC will not be touched except for moving and installing 2 new returns on the first floor. *AMENDED to add gas line to service fireplaces, stove and water heater.
