Install tile on the floor and in the shower and a floating granite shelf under the shower fixtures. Install heated floor with programmable thermostat. Finishes: Install a heavy frameless glass shower surround. Fully paint the bathroom & closet. Bonus Bath Details: Framing: Cut in a door access from the finish attic space. Convert the triangle window in the bonus bath to a small transom. Window: Install a small transom - Anderson fibrex in canvas color. Mechanicals: See Mechanical Page M-1 Insulation & Drywall: Install insulation where needed to code then repair all the drywall and install new where needed. Trim: Install matching base, window & door trim. Install 1 new bonus bath door. Exterior: Brick fill where the triangle window is reduced to a transom. Cabinets: Install a 2' vanity per Cardinal Cabinets drawings. Counters: Remnant top, backsplash and round biscuit undermount sink. Tile: Install tile on the floor. Finishes: Scrape the ceilings smooth then fully paint the bathroom and affected wall in the finished attic. Bedroom Details: Demo: Demo the fireplace, flue and carpet. Framing & Mechanicals: Repair framing, drywall, electrical, insulation and roofing. Trim: Install new baseboard and oak shoe. Flooring: Install hardwood flooring in the primary bedroom & closet using prefinished Hampton Saddle square edge flooring to match upstairs. Finishes: Fully paint the bedroom and trim. Downstairs Hall: Cut a slot for the plumbing drop, remove and replace the chair rail then repaint one wall Primary Bathroom: Plumbing: Provide and install a freestanding tub, tub filler, 2 vanity faucets, comfort height toilet, shower fixtures with a handheld and all bath accessories. Install a new drop for the relocated toilet using one wall in the first floor hall at the bottom of the stairs. Electrical: Wire for the new layout. Use the old jet tub circuit for heated floors in the new primary bathroom. Includes GFCI circuits and ARC fault circuits. Provide 1 fan can unit. HVAC : Update the registers for because of the new lower ceiling. Provide and install 2 new bath fans vented to the outside. Screen Porch: Electrical: Update to add one dedicated 20A outlet and one ceiling fan and install 2 new sconces in the same location. Bonus Bath Details: Plumbing: Provide and install a 3'x3' beige fiberglass insert, 1 vanity faucet, a comfort height toilet, a shower valve and matching bath accessories. Electrical: Wire for the new layout. HVAC : Update the registers for the new room. Provide and install one fan/can vented to the outside. Bedroom Details: Mechanicals: Adjust outlets as needed due to fireplace removal. Electrical work where built ins are installed to be treated as a change order.
