Baltimore Department of Housing and Community Development permit BCCM-26-001586: issued Jul 20, 2026 for alteration or repair work at 201 W Monument St. Historic Preservation Facade restoration of brick, stone wood and metal components Work includes: SCOPE OF WORK: ----- EXTERIOR ALTERATIONS ------ - repointing deteriorated mortar joints; localized brick replacement where masonry units are cracked, spalled, or otherwise beyond repair; - installation of helical ties and localized multi-wythe masonry reconstruction where required for structural stabilization; - crack repairs; chimney repointing; - replacement of missing flashing and scuppers; removal of vegetation, staining, obsolete anchors, and failed sealants; and cleaning of masonry and stone surfaces using preservation-appropriate methods. - The project also includes restoration of historic wood windows, including repair of deteriorated sash components, replacement of glazing putty, repair of broken glass, restoration of operating mechanisms and hardware, repainting of window frames and sashes, and installation of UV protection film on select windows. - Existing wood shutters shall be repaired, refinished, and repainted, with replica shutters and shutter hardware installed where existing elements are missing or beyond repair. - Additional work includes repair and refinishing of exterior wood elements, doors, cornices, and trim; repair and repainting of metal grilles, railings, balconies, and other previously painted metal features; restoration of deteriorated stone elements through patching, Dutchman repairs, crack repairs, and selective stone replacement where necessary. All work shall be completed in accordance with the submitted plans and specifications. As per plans and as per code. Historic materials shall be retained and repaired whenever feasible, and replacement materials shall match the existing historic materials in design, dimension, profile, color, texture, and finish.
