On the ground floor, no demolition of structural walls will be performed; however, due to fire damage to the existing roof, the roof system will be completely demolished and replaced with a new roof system in accordance with the proposed plans, including new framing, joists, headers, and structural reinforcements as required. On this level, all existing doors and windows will be removed and replaced with new units per the proposed design. New interior partitions will be constructed to define the living room, dining room, kitchen, bedrooms, closets, and circulation areas, including the installation of new kitchen cabinets and the preparation of connections for appliances and services. On the upper floor, no demolition of existing walls will be performed; however, similar to the lower level, the existing roof is fire damaged and will be fully demolished and replaced with a new roof system in accordance with the proposed plans, including new framing, structural reinforcements, and required slopes. On this level, existing windows will be replaced with new units, including the installation of egress windows where specified. New interior partitions will be constructed to create the proposed layout, including bedrooms, full bathrooms, closets, and circulation areas, along with the installation of new doors, bathroom fixtures, and finishes as shown in the project documents. The project as a whole includes the removal and replacement of damaged doors, windows, and roof systems, the construction of new structural and architectural systems, the installation of new interior partitions, the modification of building systems, and the completion of all work necessary to fully transform the property across all three levels, in full compliance with the proposed plans, technical specifications, and applicable codes and regulations, ensuring proper functionality, structural safety, and approved design intent. Separate permit will be required for electrical, mechanical, and plumbing work. As per plans and as per code. Approved For Work only. Subject to the permitted uses and regulations under the provisions of the Zoning Ordinance.
