Baltimore Department of Housing and Community Development permit COM2021-56591: issued Mar 4, 2021 for alteration or repair work at 2029 W Lanvale St. scope of work — interior alterations, to include: interior demo category ii: the removal of existing plaster, drywall, windows, doors, non-bearing walls, roofing, flooring materials, and removal of debris and/or equipment). installation of new beams at new stair openings, as per plans. installation of new wood framing, as per plans. less than 2/3 of the existing structure shall be impacted, the existing joist framing are to remain where shown. the remaining structure will be secured. new stairs from basement to 1st floor and from 1st floor to 2nd floor levels, at 36" min width, 8.25" max rise and 9" min tread depth. new interior nonstructural partition walls, as per floor plans. installation of new drywall, frame exterior perimeter walls, finished prime and paint. exterior alterations to include: replacement of 3 exterior doors and 15 exterior windows (doors and windows in the same size and location). new steel chainlink fence along rear yard property line, at 6'-0" max height, approximately 90'-0" in total length, along inside edge of property line, 4x4 posts, 8 feet apart on minimum of 12" deep footers (*notes: 1. all fencing and footer work will be done within private property lines). new 4" gray vinyl siding, at existing 2nd floor rear bay. electrical: install (22) # branch circuits/feeders, (1) 100 amps electric service up to 600v (#amps) and rewire throughout, (45) # fixtures/devices including outlets, lights, switches, fixtures, smoke/co detectors as per code. mechanical/plumbing/gas: install (1) 80000 btu air-con system, heat pump, (1) # new distribution system (1-2 family), (3) 70 cfm exhaust systems, (1) # electric water heater, (1) # stormwater connection (reconstruction), (1) # water service pipe (reconstruction), (1) # sanitary connection (reconstruction), (8) # plumbing fixtures, (1) 80000 btu fuel-burning equip, (1) 40000 btu fuel-burning equip, (1) 40000 btu fuel-burning equip as per code. all work will be done according to baltimore city code and per submitted plans. (*notes: 1. all habitable areas will maintain minimum ceiling height of 7', 2. all hallways will maintain 36"minimum width, 3. all bedrooms will maintain 70 sq/ft per one occupant or 50sq/ft per occupant).
