Baltimore Department of Housing and Community Development permit COM2021-83379: issued Nov 17, 2021 for roofing work at 3215 Elmora Ave. reissuance of permit: the project scope is demo all interior nonstructural walls and remove all building systems to allow for modernization of the residence. modifications required are replacement of damaged studs and floor sheathing. the new interior and exterior work shall include new 2x4 wood stud for interior wall framing with new gypsum board/paint finish, the insulating of all exterior walls, replacement of 9 window units (same size and location), the redesign of the following spaces- living areas, kitchen,2 bedrooms, 1 study,1 bath and partial basement build out. other modernizations shall include, 9 new doors, a new replacement roof system will include new roof sheathing, roofing underlayment, roofing insulation and single ply membrane roofing system. in addition all roof parapets, flashings, fascia boards, decorative cornices and gutter downspouts are to be repaired and/or replaced as required (no structural alterations to be done to the roof). the scope are for minimum architectural changes as it relates to framing and finishes. all replacement framing are to be in- kind structural repairs. other minor repairs such as existing facade maintenance, such as caulking, weather proofing and existing porch repairs shall be required, all work will be done according to baltimore city code and per submitted plans, *separate permit will be pulled for any mep work. (*notes: 1. all habitable ceiling minimum height will be 7', 2. all hallways/staircases will maintain width of 36"minimum, 3. all bedrooms will maintain 70 sq/ft for one occupant or 50 sq/ft per occupant, 4. all bathrooms will have enough clear floor space for clearance of plumbing fixtures), *plans previously approved on permit permit com2021-52019 issued on 02.04.2021.
