Baltimore Department of Housing and Community Development permit COM2022-59910: issued Mar 28, 2022 for alteration or repair work at 630 S Paca St. scope of work: interior/exterior alterations to include: interior demolition (category i): removal of non-structural walls, windows, doors, plaster, trim, removal of associated debris, framing to create new partition walls, install new drywall, install new trim, install new interior doors, install new finishes, framing and insulation; removal of portion of exterior rear wall and construction of 10'-3" extension, construction of 2nd floor walk out deck, replacement of windows and doors (within existing openings), all work will be done according to baltimore city code and per submitted plans, separate permit for any mep work (*notes: 1. all habitable areas will maintain minimum ceiling height of 7', 2. all hallways will maintain minimum width of 36", 3. all bedrooms will maintain 70sq/ft for one occupant or 50sq/ft per occupant, 4. all bathrooms will maintain enough clear floor space for clearance of plumbing fixtures, 5. extension will maintain all proper setbacks) as per chap: wood features will be sanded, primed & repainted sherwin williams 6258n tricorn black. clean brick,repairs masonry features as needed, mortar joints will be repointed. soft lime mortar will be used to replace the deteriorated mortar. match the color, texture, strength, joint width and joint profile. brick will be repainted sherwin williams 7008 alabaster at both the front and rear elevations. construct minor 10'-3" addition in rear on 1st floor as per plansand be finished with smooth stucco. paint sherwin williams 7008 alabaster. paint sw6258 tricorn black existing 6 panel front door. installl new full lite fiberglass door in existing rear entrance and converted 2nd story rear entrance as per code. install new 6-over-6 sdl 5/8" putty wood windows w/ bull nose molding to be installed in the existing masonry openings of the front facade. louvered shutters will be repainted tricorn black. a new wood sash window will be installed in the masonry opening at the basement level to match the existing. install new 5/8" putty divided light wood windows in the 3rd story of the front façade. all window trim will be painted tricorn black. install new 1-over-1 vinyl windows in the existing 2nd & 3rd story rear masonry openings in rear elevation. install new vinyl casement windows in new enlarged 1st story rear addition as per plans and per code. convert 2nd story existing window to a new doorway to allow entry to the proposed deck. construct new 22'-1" wooden deck with vertical square wooden spindles and a wooden rail on the roof of the existing and proposed first story of the rear addition as per plans and per code. install new rubber membrane roofing as per plans and per code.
