Baltimore Department of Housing and Community Development permit COM2022-88978: issued Mar 21, 2023 for roofing work at 5905 Highgate Dr. new one (1) room addition to existing single-family residence with open mezzanine loft. new closet extended from exisitng master bedroom. work includes; excavate, form & pour concrete footing 1'-8" wide x 12" deep at 2'-8" below grade. install 8" concrete filled cmu foundation walls, typical three (3) sides matching elevation of existing first floor. create conditioned and insulated crawlspace. install perimeter drain to new sump pump and pit. backfill soil to match existing grade. exterior walls are tyvex building wrap over ½" exterior grade plywood sheathing applied to 2" x 6" wood studs @ 16" o.c. with r-19 batt insulation and ½" gypsum board interior finish. exterior finish to be vinyl siding at two (2) story addition and thinset stone at closet extension. main floor and loft floor systems to be 11-7/8" open web wood floor truss with ¾" plywood subfloor glued and screwed to joists. install r-30 insulation at 2'-0" perimeter of addition 1st floor. wood stairs with closed risers to loft from main level with handrails at 36" a.f.f. loft floor to match 1st floor. roof construction is architectural shingles with certainteed integrity system substrate over ½" plywood sheathing on new wood truss @ 16" o.c.. roof insulation is r-38 batt insulation. interior ceiling is ½" gypsum board. vented soffit and ridge vent to be included. 5" aluminum k-style gutters (2 sides) with 3" x 4" downpouts to on-grade splash blocks. new composite deck with 12" dia. post footers to 2'-8" below grade. main support beams dbl p.t. 2" x 12"; joists are p.t. 2" x 12" wood joists @ 12" o.c. two (2) sets of composite steps over p.t. wood stringers to grade. new tempered glass guardrail with stainless teel posts typical all sides with matching handrails to grade at steps. install one (1) hollow core interior barn door, one (1) louvered interior wood door, two (2) 72"x80" insulated vinyl sliding doors with transoms, four (4) insulated vinyl windows with transoms. as per plans as per code. all separate permits required for mechanical, electrical, and plumbing.
