Baltimore Department of Housing and Community Development permit COM2023-56880: issued Mar 7, 2023 for scaffold or sidewalk shed work at 715 Washington Pl. restoration of the front exterior, including the brownstone, flashings and windows. new mortar used for repairs will be from the jahn masonry restoration system produced specifically for brownstone. no design elements will be altered and colors, textures and materials will be chosen to match the originals as closely as possible. this applies with regard to the windows as well, as there will be no change in member profiles, daylight openings or paint color. the work will be performed from scaffolding and a permit for this has been obtained through baltimore city dot. all work will be done according to baltimore city code as per chap atp: restoration of the main façade brownstone restoration wood window restoration, painting, and caulking, copper cap flashing at brownstone projections. paint colors and sealant shall match existing. epoxy consolidation by abatron. repair/ restore portico columns repair/ restore main entry balusters repair all damage/rot to all window sashes and frames. jahn masonry restoration system products are to be considered the basis for all restoration mortar, grout, and casting work. remove all damaged and unsound stones at west façade. carefully remove all cement and other unknown coatings from the stone at the west facade. repoint all mortar joints on the west facade. re-caulk all window frames to masonry openings. new work – west façade basement and first floor: all elements of the portico including, but not limited to, steps, cheek walls, fluted columns and pilasters, soffit, architrave, and door surround are to be repaired. basement and first floor window pediments, and window surround moldings to be repaired. first floor profiled belt coursing to be repaired. first-floor ornate window surround including decorative fluted pilasters, bases, capitals, ornate carved wall panels, keystones, and other detail to be repaired. the first floor heavily deteriorated first-floor cornice belt course with dentils to be repaired to level 1. the cornice belt course is the top or stopping point of brownstone restoration in the base bid scope. see below for work on the second floor and above. provide copper sill pans at the deep sill at the first-floor double window. maintain repair/ replace damaged or missing hardware. match style and finish of hardware. remove all loose paint at the exterior of windows. replace broken glass in kind.
