Baltimore Department of Housing and Community Development permit COM2023-60238: issued Apr 9, 2023 for roofing work at 5905 Highgate Dr. configuration amendment to permit com2022-88978 new one (1) story addition to existing single-family residence. work includes; excavate, form & pour 4", 3,500 psi concrete slab on grade with 6x6 welded wire fabric over 4" cr6 gravel and 6 mil poly vapor barrier. slab has integrated turn-down footers; 14" wide by 28" deep with #6 rebar. install 2" rigid insulation entire perimeter of slab. exterior walls are tyvex building wrap over ½" exterior grade plywood sheathing applied to 2" x 6" wood studs @ 16" o.c. with r-19 batt insulation and ½" gypsum board interior finish. exterior finish to be vinyl siding. install one (1) 72"x80" insulated vinyl sliding door with two (2) fixed lite transom windows. roof construction is architectural shingles with certainteed integrity system substrate over ½" plywood sheathing on new 2" x 10" wood rafters @ 16" o.c.; center composite beam is triple (3) 1-3/4" x 11'-7/8" lvl beams supported at both ends by 6"x6" wood post. roof insulation is r-30 batt insulation. install one (1) 14 ½" x 36" fixed skylight. interior vaulted ceiling is ½" gypsum board. vented soffit and ridge vent to be included. 5" aluminum k-style gutters (2 sides) with 3" x 4" downpouts to on-grade splash blocks. extended closet floor to be framed on top of new slab to match existing first floor elevation with 2"x12" wood joists @ 16" o.c. with ¾" plywood glued and screwed. install new interior wood steps from main level to addition floor with new center handrail. install one (1) pre-hung hollow core interior door.
