Baltimore Department of Housing and Community Development permit COM2023-73847: issued Jul 24, 2023 for demolition work at 2315 Eutaw Pl. extend original permit.(original permit:com2022-76956:scope of work: interior/exterior alterations to include: interior (category ii) demolition: remove, insulate and replace existing concrete slab in basement (4"concrete/4"gravel/no curbing or underpinning to be done), replace or reinforce existing floor joists - add new staircase for basement access - replace existing main staircase (staircase will be tread: 9"min, rise: 8 1/4"max and width: 36"min)- add new insulation - replace all existing windows and doors (within the same size and location) - add new interior framing the plans and a roof-top deck, will apply for a separate permit later for solar panels, all work will be done according to baltimore city code and per submitted plans. as per chap: eutaw pl - madison av hist/arch pres district - approved as per chap atp: on façade: remove flaking and peeling white paint from columns and trim. repaint 1st floor window trim blue to match upper stories windows and frames. third story balcony to be painted sherwin williams sw-7604. reframe and repair front porch and install new ceramic tile to replace broken with merola tile arte evoque carthusian. repair and repaint 3rd floor balcony. repair galvanized metal and replace to match with miratec composite trim and paint to match. scrape and repaint cornice to match original color. install new gutter and downspout to drain to front yard to right side of the existing balcony. repair to match stucco of front yard retaining wall. remove brick cap and replace with cement cap to match neighbors retaining wall cap. match missing entry single lite door and install with new wood double door with single lites to fill original opening and dimensions and replace transom to match in wood. remove and dispose 2nd floor balcony door and replace with custom wood door. retain and repair leaded transom. remove first floor replacement windows and install new hh wood simulated divided double hung windows to fit original openings. remove and dispose 3rd floor windows with new alpen zenith fiberglass windows in original openings. remove and dispose severely deteriorated 3rd floor french windows with alpen fiberglass double casement windows to fit french window openings. install new alpen fiberglass casement basement window. repair, retain or replace to match any baltimore bullnose trim in front elevation; new windows should fit within the brickmold without additional framing. on roof: repair and install new roof framing and new rubber membrane roof. install new solar atrium (not visible from street level) in same location as existing skylight. construct and install new roof deck setback 8ft from front elevation. on rear elevation: install new alpen simulated double hung windows in side and rear elevations to fit original openings and locations. install new alpen fiberglass window in existing basement opening. install new single lite wood door in basement level opening that properly fits the opening. install.
