(*notes: 1. all habitable areas will maintain minimum ceiling height of 7', 2. all hallways will maintain minimum width of 36", 3. all bedrooms will maintain minimum 70sqft for one occupant or 50sqft per occupant, 4. all bathrooms will maintain enough clear floor space for clearance of plumbing fixtures, 5. all exterior work will be done within private property lines) as per chap authorization to proceed. • on the rear and side elevations, provide at the 1st and 2nd floors one (1) new addition as required for proper waterproofing and structural integrity. new addition to be clad in new hardie board textured architectural panels with sand-grooved finish. at the 1st and 2nd floors, the new addition is to have four (4) 1/1 double hung aluminum clad windows applied with baltimore bullnose trim. at the 2nd floor, the new addition bump-out is to have one (1) 4w3h casement and awning aluminum clad window assembly and two (2) 1w3h casement and awning window assembly systems as required for structural integrity and proper waterproofing. new windows to be fit the new masonry openings with no filler. new windows to have ebony clad exterior sash finish. the new addition bump-out is to be clad in a pre-fabricated standing seam metal panel system. new pre-fabricated steel to be ebony. • on the side elevation, provide at the 2nd floor one (1) new 6-panel or ½-lite wood door as required for structural integrity and proper waterproofing. new door to fit the new masonry opening with no filler. new door to be same size and style as historic wood doors. new door to be painted tricorn black. applicant to return to chap staff to verify the door style. • on the side and rear elevations, provide at the building's roofline one (1) new half-round white metal gutters with round downspouts as required for proper waterproofing. • at the building's ridgeline, provide new torch down rolled rubber roofing membrane as require for proper waterproofing. new roof to be same size, color and pitch as historic flat roods. • at the building's roofline, provide one (1) new pressure-treated wood deck above proposed rear addition to be constructed as per plans as required for structural integrity and proper waterproofing. new decking structure to have black metal rails with cable pickets. new decki.
