Baltimore Department of Housing and Community Development permit COM2024-69616: issued Jun 18, 2024 for roofing work at 2303 E Hoffman St. exterior alterations: replacement of existing exterior doors and existing exterior windows, in the same size and location. new p.t. wood fence along rear yard property line, at 6'-0" max height, approximately 75'-0" in total length, along inside edge of property line, 4x4 posts, 8 feet max apart on minimum of 12" deep footers (all fencing and footer work will be done within private property lines). new 4" gray vinyl siding at rear & side facade. repair roofing surfaces with new membrane overlay. replacement 4" gray vinyl siding at existing bay. interior alterations: interior demo category ii: removal of existing plaster, drywall, windows, doors, non-bearing walls, flooring materials, and removal of debris and/or equipment. the remaining structure will be secured. extg conc basement slab to remain, repair surface w/ new conc overlay. no lowering of slab. no underpinning. new stairs from basement to 1st floor and from 1st floor to 2nd floor levels, at 8.25" max rise and 9" min tread depth, 36" minimum width. new interior partition walls, as per floor plans. installation of new drywall, frame exterior perimeter walls, finished prime and paint. all stairways and hallways shall have a 3'-0" minimum width. no work outside of property line. all work will be done according to baltimore city code and per submitted plans. per planning: received on 6/14 due to system error. replacement windows shall comply with regulations on page 21 of the broadway east urban renewal plan and the size of the window and door openings shall not be altered or reduced in size in any way "all windows must be tight fitting and have sashes of proper size and design for their historic context. sashes with rotten wood, broken joints, or broken or loose mullions or muntins shall be replaced. • replacement windows must use the entire existing opening. wood is preferred as replacement material, vinyl is acceptable. • selecting correct replacement windows is key to maintaining the architectural integrity of the neighborhood. replacement windows should match the historic windows they are replacing, in pattern, mullion and frame size. • existing masonry openings may not be enlarged except to accommodate contemporary door dimensions. if necessary to enlarge an opening, the entire masonry opening, door and transoms must be enlarged. the opening must be cut cleanly and finished as appropriate. • window and door openings in the front of the building shall not be filled or boarded. • enclosures or security grilles and screens should be as inconspicuous as possible and compatible with other elements of the façade. solid or perforated metal security devices are not permitted. • dormer windows on roofs sloping toward the street shall be retained and repaired or replaced in an appropriate manner to preserve their original architectural design. • special windows, such as bays, boxes and dormers, should be refurbished when possible, and when necessary replaced with quality facs.
