Baltimore Department of Housing and Community Development permit COM2024-74389: issued Jul 26, 2024 for alteration or repair work at 514 E 27th St. interior/exterior alterations to include full remodel include interior demolition of any non-load bearing walls to open up floor plan on main floor. adding ½ bathroom on first floor. 2nd floor layout will change slightly, with the addition of one full bathroom & second floor laundrey room in place of the middle bedroom. all 2nd floor ceilings will be dropped and brought up to code with r-49 value insulation. all interior party walls will have 5/8" type-x gypsum wall board to maintain fire barrier, all joists pockets will be filled with mortar. party walls will be flat framed inside the double layer brick with 2x4's at 16" on center. exterior facing walls will be standard framed with 2x4's at 16" on center with adequate spacing for r-21 value insulation. all bulk heads from trade work will be framed with 2x4's. all ceilings and walls will be drywalled and all floors will be sheathed with 7/16 osb plywood. new interior and exterior doors will be installed (same size and location) new trim throughout the house, new paint, new flooring, new kitchen cabinets. exterior alterations to include new windows in the same size and location. 5 floor joists to be replaced on first floor, 9 floor joists to be replaced on second floor. new roof to be framed with 2x12x16 at 16" on center and sheathed with 5/8 fire rated plywood, then to be replaced with new insulation boards and burn down tpo roof, new fascia boards all around home, new gutters and downspouts, new paint on front and back new fence in back approx 88 linear foot on posts 8 ft on centern and on 12 inch deep footers, new siding new soffit. home will be finished as a 2 bedroom 1.5 bathroom house as per plans as per code. separate permits will be pulled for mechanical, plumbing and electrical work.
