Baltimore Department of Housing and Community Development permit COM2024-80741: issued Oct 21, 2024 for solar work at 439 E 22nd St. complete renovation of an existing row-house, all new interior finishes and new interior framing, all windows and exterior doors will be removed and replaced, use 2x4 wood to reframe a 3-bedroom 3-bathroom as per plans as per code. separate permit required for mechanical, plumbing and electrical work. as per plans and as per code. per chap atp: apply new modified bitumen flat roofing w/ white granules-firestone ultrawhite or equal. install prefinished metal flashing over main front roof edge & 3rd floor porch roof. repair extg. brick chimney, install solar tube skylight. repair existing cornice as needed; prime/painted. repair remaining shingle siding in pediment & replace missing shingles to match. replace decorative trim detailing at right comer of 3rd floor pedimented porch roof. replace missing & damaged sections of3rd floor porch roof eaves and soffit as needed. replace 3rd floor porch railing in modem interpretation of missing original rail, scrape, prime and paint trim. retain as much as feasible of original 3rd floor porch columns, corbels, finials & intermediate scalloped trim, as well as details under 3rd floor porch west end; repair and prime/paint. within extg opening in west bay, install new four-vertical-panel wood front door to match style found up and down block in previously approved & rehabbed tc facades. remove paint splatter & efflorescence from brick by gentlest means possible.. spot point unpainted masonry with mortar to match existing in color, texture, composition, and joint profile..install house number and mailbox in mortar joints next to front door so as not to damage brick. attach new black metal railing with square balusters matching others on. brush down painted masonry, prime and repaint previously painted stone. clean extg marble steps. repaint as needed. on front windows remove aluminum wrapped around wood components, ascertain condition & repair if possible; reproduce if needed. replace modem windows on 1st fl & missing units with 1/1 wood sash w/ bullnose wood frames to fit within existing masomy openings. install new wood awning windows in bsmt openings. transom bars & center modillion replace with new wood to match original. install new wood transom bar over front door with insulated glass to fit extg opening. apply house numbers to glass transom or install in mortar joint next to front door.
