New footings will be dug and poured per MA building code. A new steel girder will be installed to span room and support new LVL floor joists. New LVL floor joists will be hung of new girder with Simpson hangers per the engineers specs. Minor repair of existing stairs as needed. The existing basement floor in both the front and rear room will be leveled as best as possible. High spots will need to remain as is (the goal is to clean up the flooring and make it as flat as possible). Concrete will be acid washed and prepped for waterproofing measures. Install hydraulic cement in back room as needed to stop water leaking in. Install a French drain system with drywall in back yard. Drywell will be dug out and filled with 3/4" crushed stone. Removed fill will be graded/leveled out with the rest of the yard. Existing area where cement steps are will be dug down and filled with 3/4" crushed stone to help drainage. A sump pump will be installed at the rear corner of the basement (low point) and will drain to the new drywell. Install one new exterior door. Install new dedicated 15A branch circuit and install code required outlets for finished space; install new ceiling lighting; Install outside GFCI outlet and outside light fixture near the den exit door to the backyard; install new fluorescent lighting in front room. Patch all sheetrock as needed after new HVAC is installed (HVAC work is NOT being contracted by Fresh Start).
