Demolition of a 2001 addition to an original structure constructed in 1958, 1963 and 1965. The 1958 through 1965 portions of the structure have been landmarked by the city. Project scope of work includes demolition of addition and subsequent restoration and renovation of the exterior of the structure where the addition is being removed. Removal of the addition will entail new structural elements and connections to three existing glulam beams supporting the roof of the structure. Interior scope of work includes the following: Upper floor - Renovation of the existing sanctuary space into new community space including community room, warming kitchen, offices, meeting room, flex space and new restrooms. Renovation includes replacement of all mechanical, electrical, plumbing and fire protection systems throughout. (See notes elsewhere.) 5,270 s.f. Lower floor - Renovation of existing kitchen and restrooms within daycare space. Renovation includes new mechanical, plumbing and fire protection systems. Lighting and ceiling finishes will be replaced throughout. 5,286 s.f. Mechanical system - The existing gas-fired boiler with radiant baseboard will be removed and replaced by a new electric VRF mechanical system with individual fan coils for different zones throughout the structure. Fire protection - The existing fire protection system will be removed and replaced by a new NFPA13 fire protection system throughout. Additional work includes construction of a freestanding steel framed breezeway (460 s.f. in area) between the existing structure and new apartment building (3465 Stanford Court - being constructed under a separate permit). All site work surrounding the building is to be permitted as part of the new apartment building (3465 Stanford Court BLD-MFD2022-00053). Resubmitted for significant reduction in scope. Reduction of scope to the interior renovation. Addition of an exterior transformer to service any future renovations to 3485 Stanford Court and service for proposed site light and adjacent EV chargers.
