Decking will consist of 5/4 x 6 treated lumber boards, installed perpendicular to the joists, with a full-conceal trim detail at the perimeter. The finished deck elevation will be approximately 3 inches below the existing door threshold, maintaining proper drainage and code-compliant transition from the residence. The deck will include a 36-inch-high guardrail system where required by code. All construction will comply with applicable City of Fort Worth codes, IRC requirements, and standard residential wood framing practices, including proper lateral bracing, connection hardware, and load-bearing capacity. No plumbing, mechanical, or electrical work is included in this scope.
