The scope of work includes structural, mechanical, electrical, and plumbing modifications. Scope of Work Structural Work: The property previously had a load-bearing wall removed and replaced with a beam. The project will ensure compliance with IRC R502.6 (Bearing), R502.6.1 (Load Distribution), and R602.3 (Wood Framing Design). Structural modifications have been reviewed by an engineer, and a certification letter is attached. Mechanical Work: HVAC System Replacement: A licensed HVAC contractor will install a new system in compliance with IRC M1401.3 (Appliance Installation) and M1601.1 (Duct Design). Plumbing Work: Water Heater Replacement: A licensed plumber will install a new water heater following IRC P2801.6 (Installation Requirements) and P2804.6.1 (Relief Valve Discharge Piping). Electrical Work: All electrical outlets will be assessed and replaced as necessary to comply with IRC E3901.2 (Outlet Spacing), E3901.3 (Small Appliance Circuits), and NEC 210.52. Insulation and Drywall Replacement: New insulation will be installed per IRC N1102.2 (Insulation and R-Value Requirements). Drywall will be replaced in all affected areas per IRC R702.3 (Gypsum Board Application). The interior of the house will be painted upon completion of drywall installation. Additional Notes: All work will be performed by licensed professionals under the appropriate permits.
