Fire Damage Restoration and Reconstruction Scope of Work This project consists of the complete restoration and reconstruction of a residential property following a fire loss originating in the kitchen area. The fire, along with resulting heat, smoke, soot, and suppression efforts, caused damage to the kitchen and multiple adjoining areas of the home. Homeway Construction & Restoration will provide all labor, materials, supervision, and project management necessary to restore the property to a safe, functional, and habitable condition. Demolition and Remediation * Perform selective demolition of all fire-damaged and non-salvageable materials within affected areas. * Completely demolish the kitchen, adjacent bathroom, and adjoining bedroom down to the wall studs as necessary to expose damaged materials and facilitate repairs. * Remove damaged drywall, insulation, cabinetry, flooring, trim, fixtures, and finishes affected by fire, smoke, soot, or water from fire suppression efforts. * Remove debris and prepare all affected areas for reconstruction. Structural and Electrical Repairs * Repair or replace damaged framing, insulation, and other structural components as required. * Perform smoke and soot cleaning and deodorization as necessary. * Repair or replace damaged electrical wiring, receptacles, switches, lighting, and associated components within the affected areas. * Complete all repairs in accordance with current building codes and applicable safety standards. HVAC Improvements * Install new HVAC equipment and associated components necessary to restore climate control and habitability to the residence. * Replace or modify ductwork, vents, and related systems as required for proper operation and efficiency. Kitchen Reconstruction * Fully reconstruct the kitchen with new insulation, drywall, cabinetry, countertops, flooring, fixtures, lighting, and finishes. * Install new plumbing fixtures, appliances, and related components as specified by the homeowner and approved project scope. Bathroom and Bedroom Reconstruction * Fully remodel the fire-affected bathroom and adjacent bedroom, including drywall, insulation, flooring, trim, paint, fixtures, and finishes necessary to restore each space to a completed condition. Remaining Interior Repairs * Repair all remaining fire, smoke, and water-related damages throughout the balance of the residence. * Perform drywall repairs where necessary. * Prime and paint affected walls, ceilings, and trim throughout the home. * Replace flooring throughout the residence as required to provide a consistent and finished appearance. Project Completion * Complete final cleaning, quality control inspections, and punch list items. * Deliver the residence in a safe, clean, functional, and move-in ready condition in accordance with applicable building codes and industry standards.
