Construction of a New Single-Family Residence This project consists of the construction of a new one-story, wood-framed, single-family detached residence to be built on an existing residential lot located at 4243 Dunn Road, Memphis, Shelby County, Tennessee (Lot 103, Cherry Gardens Subdivision). The residence has been designed in accordance with the currently adopted residential building codes and applicable zoning requirements. The proposed residence includes approximately 1,428 square feet of conditioned living area, a covered front porch, open-concept living room, dining room, kitchen with island, four (4) bedrooms, two (2) full bathrooms, laundry area, and associated mechanical, electrical, plumbing, and structural systems. The project also includes a concrete driveway, sidewalks, landscaping, and all necessary site improvements shown on the approved site plan. Construction will utilize a conventional slab-on-grade foundation with wood framing, engineered roof framing, brick veneer and horizontal siding exterior finishes, asphalt shingle roofing, energy-efficient windows and doors, and all required life-safety features including smoke alarms, carbon monoxide alarms, egress requirements, and structural connections as specified in the construction documents. The building has been designed to comply with the 2009 International Energy Conservation Code (IECC) using the REScheck UA trade-off method. The submitted REScheck documentation demonstrates compliance exceeding minimum code requirements, with the proposed building envelope performing approximately 11.5% better than the maximum allowable UA. The scope of work includes: * Construction of a new 1,428-square-foot single-family residence. * Slab-on-grade foundation. * Wood structural framing and engineered roof system. * Installation of plumbing, electrical, HVAC, insulation, and energy code-compliant building envelope. * Exterior brick veneer and siding finishes. * Covered front porch. * Concrete driveway and sidewalks. * Final grading, landscaping, and site improvements in accordance with the approved site plan. All work shall be performed in accordance with the approved construction drawings, applicable Shelby County and City of Memphis requirements, the adopted International Residential Code, International Energy Conservation Code, and all other applicable local, state, and federal regulations. Construction Cost Valuation: $97,845.
