Install three sets of non-illuminated stud mounted plastic letters above overhead doors: 2 sets of "Tires" at 6 sq ft each, and; "Lube Express" at 9 sq ft. These signs are considered modifiers and may not exceed 12" in height or be placed higher than 12' on the building measured from grade. 580 sq ft total sign area.
