Project description the projects consists of the upgrade of four existing medical office buildings 1432 (pmt20-14562), 1450 (pmt20-14563), 1500 (pmt20-14564) and 1520 (pmt20-14565) along with landscaping of the existing site as outlined below and in the documents. All existing utilities, drainage and grading are to remain. Phase one work has been permitted and included the interiors of the 1432, 1450, and 1500 buildings including the site modifications. Building 1520 was constructed in 1986 and consists of an existing below grade and first floor parking garage with an additional two (2) levels of office space above. The combined area for the building totals 143,824 square feet. The building underwent renovations in 2006 and is of type i construction. 1. Building exterior – a. A new entry from the west per the attached plans. New hardscaping and landscape. B. Two new enclosed elevator lobbies on the first floor. C. New enclosed three floor stairwell on the east side. D. New enclosed elevator lobby on the second floor north elevators only. E. A new approx 1,000 sf cafe on the north to replace the removed older cafe's on the south. Design to be based on a vendor program to be developed at a later date. F. New hardscaping and landscape with site furnishing on the existing raised second floor deck area. G. New access pedestrian circulation path between the 1520 and 1450 buildings to the north to connect with the 1432 building. H. New handrails and guardrails to replace the exiting at the exterior corridors. I. Hardscaping and landscape upgrades adjacent to the building. Deferred fire sprinklers. Deferred fire alarm. Special inspections required for fabricators, steel, concrete, masonry, post-installed anchors.
