Install 1/8 Poly ISO insulation panels and fastened using drill point insulation fasteners and 3 plates over roof deck.Per the manufacturer s specifications 16 plates & screws will be used per 4x8 board.? Install new 0.60 mil (SA) Self-adhered TPO flat roof membrane. ( TPO is a WHITE thermoplastic membrane thatreflects heat from the roof, keeping the roof cooler throughout the entire year.) - 25 year membrane.? TPO seam will be heat welded together in all areas to create a seamless bond. Seams will overlap 2-3 in all areas.? Install TPO cover tape Drip Edge at the edge of the roof and into the gutter to protect the fascia board. / Cover tapeGravel Stop will be installed as needed on the sides of the roof if no parapet walls.? Install new 1 termination bars along all wall intersections and chimneys to correctly seal and terminate theMembrane.? Install new custom-bent aluminum flashing around the perimeter of the roof in applicable places. Reglet flashing forall brick walls and chimneys.? Install new custom-bent aluminum parapet wall caps on all wall areas using Aluminum Coil.Color: White? Caulk and seal all flashings, nail heads on parapet walls, and penetrations on all areas as needed.Additional Spec s? Close off the roof hatch.? Wrap back fascia board in aluminum cladding. ( White)TAPERED INSULATION All flat roofs may pool water if tapered insulation is not used or if the roof does not have a slope built into the roofstructure. If sloped tapered insulation is used, water may still pond in some areas dependent on the structure beneath the insulation ? If the roof is completely flat, the homeowner will be given the option to install tapered insulation to pitch watertowards the gutter.? If the roof has drains, Tapered Insulation is REQUIRED to pitch the roof towards the drains.Tapered insulation cost: No tapered insulation required. Roof already pitchedClean up:? All trash and debris will be hauled away? Multiple magnet sweeps around the property throughout the install.? No Flat Guarantee: Any flat tires caused by nails will be replaced and covered by Diamond Remodeling LLC. During skylight, roof, or insulation installation, drywall may develop cracks or nail pops.
