Structural Scope Floor Framing Repairs Replace the rim joist and first-floor joist (only those showing water damage) between the steel beam bearing location and the north foundation wall. Install new 2×8 joists in kind. Replace sill plate at repair area with new PT 2×6 anchored with ½" bolts at 48" o.c. (7" embedment, set in epoxy). Replace subfloor with new ¾" plywood sheathing. Basement Beam Reinforcement Sister one new 2×12 to the existing wood beam with ½" through-bolts at 8" o.c., staggered. Existing steel lally column may remain. Joist Overlap & Fastening Verify all floor-joist overlaps are secured with a minimum of (3) 10d nails at each overlap. Basement Stair & Landing Reconstruction Install a new steel column beneath the basement stair landing to correct sagging and provide proper support. Ensure landing and stair connection is level and structurally sound. Carpentry & Kitchen Scope Repair split drywall in rear right bedroom and finish ready for paint. Refinish or replace master bedroom ceiling as needed (to address existing deterioration). o Repair finish flooring in second-floor hallway and bedroom where missing or damaged. o Install new handrail at basement stairs. o Install second handrail at main staircase to second floor (approximately 123" plus turn). o Tighten and secure existing basement stair handrail. o Replace kitchen cabinets, countertop,(replace with like items in type/quality). o Replace kitchen appliances: ? Microwave ? Refrigerator Exterior & Site Work o Remove trees growing at the foundation on the side of the house (tree removal only; no trimming-only scope). o Replace rake boards at roof line and wrap with aluminum flashing. o Remove and replace vinyl siding at front and side with like material. o Provide an allowance for replacement of water-damaged sheathing discovered during siding removal and repair. o Replace basement window at side wall with a new unit of similar size and style. as per code as per plans.
