Insulation, HVAC & Mechanical • Install new insulation in all exterior walls and ceilings within the kitchen area. • Install new HVAC supply/return as needed to serve the reconfigured kitchen layout, including new ductwork and register(s). Electrical • Remove and replace electrical wiring and panel circuits serving the kitchen; upsize circuits as required for new range, microwave/hood, dishwasher, disposal, and small-appliance loops per code. • Install new recessed/under-cabinet lighting, pendant fixtures over island/peninsula (if applicable), and switching. • Install new GFCI/AFCI protection as required by current electrical code. • Service to be upgraded to a 400 amp by removing the 100-amp smaller box and upgrading to a larger 200amp to make the service a 400 amp between the two boxes, no generator hooks are included in lower bid. Plumbing & Gas • Restub water supplies and drain lines for sink, dishwasher, and refrigerator (ice/water line) per current layout. • Install new gas supply line and shut-off valve for a gas range/stove, sized and installed per code, including pressure test and gas utility/inspector sign-off. • Install all water lines and supplies required in the kitchen including appliances. Drywall & Paint • Hang, tape, mud, sand, and prime new drywall throughout the reframed kitchen area and bathrooms with 5/8 mold resistant drywall. • Paint all walls, ceilings, and trim with Customer-selected colors (two coats over primer). • Customers to supply all paint and primer trim, walls and ceiling. Cabinetry & Countertops • Supply and install new kitchen cabinetry (style, finish, and layout per approved design) including base, wall, and any island cabinets. • Supply and install new countertops (kitchen, bar, and island — cost per Section 4 breakdown) with standard edge profile, including sink cutout and backsplash prep. • Install cabinet hardware, toe-kicks, and trim per design. Custom Tile • Supply and install custom tile backsplash per Customer-selected pattern/material. • Supply and install new kitchen floor tile, matched/coordinated with overall design intent. Mill work • Supply and install all new baseboard, trim and casing for the kitchen area as needed. • Current kitchen door will be removed and kept for customers, case open is to be installed and widened as much as possible. Appliances (Customer-Supplied) • Install Customer-supplied appliances, including gas range/stove, range hood/microwave, dishwasher, refrigerator, and disposal. • Make final connections (electrical, gas, water, venting) for all Customer-supplied appliances; verify proper operation.
