The areas of the proposed Occupancies meet the requirements of IBC Section 508.3.2 for nonseparated occupancies. For approximately eleven months of the year the ground floor will contain a small retail store, two offices, two ADA restrooms, mechanical room, two store rooms and a museum area to display monster movie memorabilia in various displays/vignettes/stages and the basement will contain multiple storage rooms. The buildings fire protection system, fire sprinkler system, fire alarm systems and egress system have been designed for the increased occupant load of the proposed annual haunted house special use. ---- Annually, for Halloween, the museum area on the first floor and the large store room in the basement will be turned into a haunted house under a separate Building Permit. The annual Building Permit for the haunted house will require plan review and field inspection of the egress system and fire alarm provisions covering special amusement buildings. Tcc zoning allows museum/commercial recreation establishments provided all activities are conducted inside the building. Any outdoor activities or facilities at any time will require approval of a special use permit through the board of adjustment, and a special event license.
