It has been determined that some of the structural columns in the basement level of the garage are exhibiting corrosion-related deterioration at the interface with the on-grade slab after 70 years of life. To address the corrosion-related deterioration, the slab-on-grade will be demolished at the base of each column to fully expose the conditions of the steel columns which extend below grade and the column base plate connections. After the columns are exposed and mechanically cleaned by the Contractor to remove the existing rust/scaling, the structural engineer will evaluate the columns and one of the following repairs will be completed: 1. Prime & paint the steel columns and bases to a minimum height of 24 above the base plate connection with a zinc-rich primer and epoxy-based coating. 2. Install temporary shoring and furnish & install supplemental steel to the existing column flanges and webs to address areas of minor section loss. 3. For columns with severe corrosion-related deterioration and cross-section loss, create a concrete pile cap extension for installing temporary shoring required to complete a full cut and splice repair including installation of a new column section and base plate connection. Area affected 47,100 sf.
